Smoke Alarms

- About:
- Property owners/managers must install and maintain smoke alarms in rental properties, in line with Queensland legislation. Our trained technicians will make sure that the property is currently compliant and can do upgrades for and the upcoming legislation in 2022.
- What we do:
- Test and clean smoke alarms.
- All alarms are tested using artificial smoke to ensure the alarm is operational in practice.
- Decibel level testing.
- Replace/upgrade faulty, non-compliant and expired smoke alarms.
- A free replacement of faulty or expired 9V batteries.
- Update alarms in the premises (with a 7 or 10 year warranty) to meet new QLD 2022 legislation.
- Unlimited return visits within the year to ensure smoke alarms are compliant (renewal or end of lease).
- Unlimited re-attendance within the year when beeping or faulty alarms require attention.
- Photographic evidence and Compliance report issued to the owner or the property manager following each inspection and will leave a product information sheet.

Safety Switches

- About:
- While there is no LEGAL REQUIREMENT for landlords or property manager to have RCD safety switches tested before or during a tenancy it could come under a general duty of care and legal responsibility for the safety of the tenant occupying their property. Secondly, the failure of a safety switch could result in costly damage to electrical device, essential electrical devices turned off for a long period of time and the general disruption to tenants.
- What we do:
- Test RCDs using specialised safety switch test equipment and not just a push button test
- Record RCD test trip times.
- Record RCD test trip currents.
- Results included in the compliance report issued to the owner or the property manager following each inspection.
Corded Internal Window Coverings

- About:
- Inspect Corded Internal Window Coverings for compliance and safety as per The Trade Practices Mandatory Safety Standards as part of the Trade Practices (Consumer Product Safety Standard – Corded Internal Window Coverings) Regulations 2010 mandates all owners / landlords to comply from 1 July 2011. -Any corded internal window covering installed in a residential or commercial premises must have the prescribed safety devices and warning labels fitted. Any non-compliance carries some heavy fines.
- What we do:
- Inspect that cords are at correctly installed and compliant.
- Check that warning labels are still attached to cords or cleats.
- We make FREE minor rectifications to meet compliance which may be but are not limited to replacing warning tags and cord guides.
- We will leave a courtesy note if we feel corded are within reach of children via furniture, cots etc.

Rental Property Entry Condition Inspections

- About:
- The property owner/manager must ensure that a rental property complies with any health and safety laws with a legal responsibility for the safety of the tenant occupying their property.
- An entry condition report (Form 1a) must be prepared, signed and give a copy of the report to the tenant at the start of the tenancy; it is an offence not to do so.
- What we do:
- Complete entry condition reports (Form 1a) as a secondary agent on behalf of property managers or owners as evidence of the condition of the premises at the beginning and ending of the tenancy.
- A FREE water meter read.
- A FREE hot water temperature measurement for sanitary fixtures.
- We can complete minor rectifications/repairs and also perform a water efficiency measurement (with a compliance certificate) at a minimal cost.
Thermal Imaging

- About:
- Thermal imaging is a great way to detect early failure and issues that you are not able to detect you the human eye.
- What we do:
- Scan switchboards to detect 'hot spots' that indicate the early failure of Safety Switches or poor connections.
- Scan Hot Water systems to detect leaks and early failure.
- Scan for any water penertration or leaks that may cause mold or damage to the property.
- Detect issues with insulation.
- Review energy efficiency. The amount of heat produced from electrical equipment indicates the level of power consumption .
- A thermal imaging report with images issued to the owner or the property manager following each inspection
Meth Screening

- About:
- Is a property free from Meth? Meth contamination can be serious to a persons health. The only way you can be sure that a property is meth free is to have a meth test conducted.
- What we do:
- After samples are correctly taken, analysis is conducted at an National Association of Testing Authorities (NATA) laboratory.
- We will provide a lab report with results for your records.
- The TRUTH is, only a lab analyzed, professional administered test can guarantee 100% accuracy. Other "methods" can often produce false positives and false negatives and are a waste of money!
Mould

- About:
- Toxic mould and poor indoor air quality can make your home a health risk. Landlords must, under law, keep rented property in good condition.
- What we do:
- We can show/prove there is a mould problem based on valid air quality testing and/or mould sampling.
- After samples are correctly taken, analysis is conducted at an National Association of Testing Authorities (NATA) laboratory.
- We will provide a lab report with results for your records.
- The TRUTH is, only a lab analyzed, professional administered test can guarantee 100% accuracy. Other "methods" can often produce inaccurate results and won't identify the type of mould you are dealing with so we fell they can be a waste of money!
Working From Home Compliance Inspections & Consultation

- About:
- Model WHS laws state that an an Employer has duties to ensure the health and safety of your workers, even if they are working from home.
- It is good practice to formalise the working from home arrangement as well as identifying and managing WHS risks before the work commences.
- You can manage this yourself or have us inspect the proposed working from home environment
- What we do:
- We consult with the employers about their obligations.
- We conduct an inspection of the proposed working from home environment.
- If required, provide a report of actions required to address any identified issues.
- A compliance certificate is issued once satisfied the work space meeting WHS requirements.
Home Safety Audits


- About:
- This is our value package as we conduct a Home Safety Audit to report any potential risk and also include test/inspections of Smoke Alarms, Corded Blinds, Hot Water System etc. all in the one visit!
- What we do:
- Home safety audit is completed by a qualified health and safety professional.
- Some key area we assess are fire safety (Smoke Alarm test/clean and correct positioning), electrical safety including test and inspect safety switches/light and power fittings, Hot Water system and water temperature, Microwave Leakage test, inspect corded blinds, slips/trips and falls, stairs and railings, door and window security, clothes dryer filters.
- We will rectify any minor issues while onsite as part of the service.
- On completion of the audit we will provide a report detailing what was inspected and our findings.
- As part of the service we will provide free advice to help mitigate any risks or issues.
*Can also add low cost Air Conditioner servicing
- For a minimum cost (as we are already onsite) you can add Air Conditioning servicing to your Home Safety Audit.

In hot systems water must be heated to a minimum of 60° Celsius to prevent the growth of bacteria such as Legionella.
This legislation requires hot water to be delivered to sanitary fixtures at a temperature no greater than 50 degrees C in domestic household applications & 45 degrees C in applications such as:

•Primary and Secondary schools, private & government run
•Hospitals & medical centres
•Nursing homes for the aged, sick and disabled persons.
